Loan Closer Job Description:

The Loan Closer is responsible for preparing, reviewing, and coordinating all loan documentation and closing processes to ensure accuracy, compliance, and timely funding. This role works closely with loan officers, underwriters, attorneys, title companies, and borrowers to facilitate smooth loan closings.

Key Responsibilities:

• Prepare and review closing documents for accuracy, completeness, and compliance with internal policies and regulatory guidelines
• Coordinate closing dates and document delivery with title companies, attorneys, borrowers, and lenders.
• Ensure all loan conditions and underwriting stipulations are met prior to closing.
• Calculate final loan amounts, disbursements, and fees, and ensure proper funding of loans.
• Review closing disclosures, settlement statements, and wire instructions.
• Address last-minute issues, discrepancies, or changes that may affect closing timelines.
• Maintain accurate and complete loan files and document tracking in loan origination systems.
• Communicate effectively with internal departments and third-party vendors to facilitate closings.
• Ensure loan files are audit-ready and meet post-closing and investor requirements.
• Maintain knowledge of current mortgage and lending regulations.
• Analyze and approve closing disclosures, HUDs, and ALTA statements
• Track and resolve closing issues quickly and professionally.
• Confirm title conditions and insurance coverage are satisfactory prior to disbursement.
• Maintain clear records of closing files and ensure post-closing documentation is received.

Qualifications:

• High school diploma or equivalent required; associate’s or bachelor’s degree preferred.
• Experience in loan closing, loan processing, settlement statements. or a related mortgage banking role.
• Familiarity with mortgage documentation, loan origination systems (e.g., Encompass), and closing procedures.
• Strong attention to detail, organizational skills, and ability to work under tight deadlines.
• Excellent communication and problem-solving skills.
• Knowledge of federal and state lending regulations.
• Minimum 5 years of experience in real estate loan closings, preferably with a private or hard money lender.
• Deep understanding of closing procedures & loan documentation
• Strong communication and organizational skills.
• Ability to manage multiple closings and tight timelines.

Preferred Skills:

• Experience with residential or commercial closings.
